The Short Version

One community, four very different buildings.

Waterpark City sits on the water side of Fort York Boulevard, tucked between the Gardiner and the lake, walking distance to the Bentway, Stackt, Loblaws at Queens Quay, and the Exhibition GO station. From the outside people treat the four towers as interchangeable. They are not.

Layouts, exposures, maintenance fees and resale patterns differ meaningfully between them - and buyers who assume otherwise routinely overpay for the wrong exposure or dismiss the tower that actually fit them best. Below is what we have learned working in all four.

Neptune

209 Fort York Blvd
Waterpark City Phase 13 LFH transactionsFeatured in the Toronto Star

The original Neptune tower, and the one with our longest record. Our sale here was covered by the Toronto Star - a $675,000 sale with Luke as listing agent.

Our record hereThree transactions between 2018 and 2023, including two sales. Sale prices in the $581,500 - $675,000 range.

Neptune II

215 Fort York Blvd
Waterpark City Phase 23 LFH transactionsSales and leases

The second Neptune phase, sharing the complex with 209 and often quoted interchangeably with it. In practice the unit mix and exposures differ, which is where the pricing gap between the two phases comes from.

Our record hereThree transactions between 2019 and 2025 - one sale at $535,500 plus leases, giving us a read on both the resale and rental sides of the building.

Aquarius

219 Fort York Blvd
Built 20064 LFH transactions3 sales

Aquarius opened in 2006 and pairs with Atlantis next door. It is the tower we have transacted in most often in recent years, and the one where our pricing reads are tightest.

Our record hereFour transactions between 2021 and 2024, three of them sales, in the $640,000 - $654,000 range - a notably narrow band that tells you a lot about how this building trades.

Atlantis at Waterpark City, 231 Fort York Boulevard, Toronto

Atlantis

231 Fort York Blvd
Aquarius’ sister tower3 LFH transactionsAll three were sales

Atlantis is the larger of the Aquarius pairing and the tower where our work has been purely resale. If you are comparing 219 and 231, the honest answer is that the right one depends on exposure and floor far more than on the address.

Our record hereThree sales between 2020 and 2025, in the $600,000 - $665,000 range.
